This 1,200,000 sq ft, two tower, high-rise, urban infill development in San Jose, California, will provide 708 luxury condominium units and 14,000 sq ft of retail space. Amenities include on-site parking, fitness center, owner lounges, elevated sky terraces, and a pool deck. The design uses two exterior skins to break up the overall mass of the towers and create a "Floating Tower" effect. A lighter, articulated skin is overlaid onto the primary façade of smooth dark glass to add depth and movement to each tower. Projecting balconies create additional texture to the towers and private space for residents. The symmetrical design has a strong axial relationship, highlighting the main residential lobby. The lobby, with full glass exterior walls, calls back to the waiting halls of the Greyhound Bus terminal, originally on this site.
